Scripted event: Chopper blows up
Just sticking this in here for reference:
Survivors approach the exit to the observatory.
From the chopper above, stuck in the wall of the building, fuel has been leaking down the side of the building, and slowly moving towards a pile of burning refuse. As the survivors cross the threshhold of the glass lined "lobby" extension, the fuel reaches it, and lights up in flame. Very quickly, the fire races up the fuel leak to the chopper, and it explodes. The survivors can't actually see the chopper itself, but the explosion shakes the whole building, and burning pieces of wreckage go flying into the yard outside the exit.
That's my interpretation, at least. I think that while the explosion could be visually impressive if it occurs after the survivors exit, it has problems with a) players may not actually even be looking at it when it happens, because it's behind them, and b) wreckage would have to fly in odd directions to make sure it wouldn't collide with anyone. The advantage of having it happen sooner is that the player would "feel" the explosion more with loud sounds, a shaking screen, dust shaking out of the ceiling, and other such immediate effects. The danger seems more real, and you get more of a "close call" feeling with it happening while you're still in the building.

Can't you script a smoker to pull somebody at that time? (And then the smoker blows up by the blast :p)

what about the helicopter driver that screams for help? and on the moment you want to climb up, the explosion "starts". good/bad?

No, the pilot is already dead where you spawn in the safe room. Shmitz his idea is the best one.
